Renovation of listed publishing house with side wings and new building complex for offices, apartments, retail and restaurants
The former Axel Springer publishing house ensemble is located in the center of Hamburg. It was fundamentally restructured and expanded for a new use. The 14-story, listed building from 1956 with its light-footed reinforced concrete skeleton and slanted columns was retained. A directly adjacent two-story building was also retained. A new building complex with eight upper floors and three basement floors was added. The new building houses retail and restaurant space on the ground floor, with offices and apartments on the upper floors. The existing buildings on the site were completely demolished.
The new building is a concrete skeleton structure with columns and flat ceilings. The office space on the seven upper floors is flexible. The excavation pit was designed as an overlapping drilled pile wall and waterproof concrete construction. Multiple back-anchored bored pile walls were used to support the two adjacent buildings on the second and third basement levels. The design of the excavation pit and the demolition of the building complex had to take into account the tunnel tubes of the U4 subway line running underground on the site. The overlapping bored pile wall at the transition to the existing building had to be planned, executed and monitored with special care. Due to the existing shallow foundation of the high-rise building directly adjacent to the transition to be secured, the existing high-rise building could not be allowed to settle or shift irreparably.
The high-rise building and the low-rise building behind it were completely demolished down to the existing reinforced concrete structure prior to renovation. In order to meet the requirements of modern office use, the interior finishes were completely renewed. Parts of the reinforced concrete skeleton and the basement were repaired and upgraded prior to the installation of the new façade, which meets the requirements of the historic building and the building physics.
